Transforming heritage into a cultural and urban landmark

"Re-Use is not just about preservation; it's about transforming existing structures to create new urban connections and cultural opportunities while respecting the inherent qualities and adaptability of the original architecture."

Dietmar Leyk, principal and founder

In the transformation of the Tabakalera Tobacco Factory into an international centre for contemporary culture , we recognise the strategic significance of its location amidst the urban dynamics of San Sebastian. Our approach is to harness the existing and emerging urban forces that converge from Rio Urumea to Puente de Santa Catalina, extending to the Estación del Norte, Parque Cristina-Enea, and the City Centre.

The shift from an industrial, hermetic space to a public-oriented cultural hub demands a clear architectural statement that embodies openness. After extensive analysis of the building’s central area, which holds the main stairway, we concluded that this space must undergo radical opening to meet the Centre’s international and functional demands.

Our strategy is threefold: first, we create a generous passage between two opposing entrances, linking the city centre with the Egia district. Second, understanding the Centre’s need for interconnected activities, we concentrate the new functions within the existing urban block, preserving the building’s compact nature. Lastly, we honour the raw, flexible character of the original factory floors, ensuring adaptability to the evolving needs of the Centre's future.
