BMW’s Urban Production


Redefine, reconnect, rethink



The aim of the intervention within the BMW factory in Munich is to reconnect the currently hermetically sealed production site to the inner city of Munich through generous common spaces for neighbours and guests within the factory.
We give the building of future production a generously green outdoor space in the middle of one of the most efficient production lines imaginable. This space, densely overgrown with European trees, shows employees that it is raining or snowing and underlines our concept of ‘integration through permeability’. Visitors can follow the various acts of assembling their BMW car via this generous public ramp. In this respect, this space for movement, which extends over fifty metres in width, is emblematic of the interplay between people, public space, landscape, and digital technologies (AI).

The previously fallow roof areas are transformed into a coherent space of opportunity with the future structural extensions. Newly constructed buildings become the carrier of intensively planted and diversely used green spaces. Buildings to be maintained in the long term are extensively greened. The buildings of varying heights allow the roof area to become a mountainous extension of the urban space, which decisively improves the range of places for BMW employees to stay.
The top level of circulation is a loop on the roof. This is also directly accessible vertically for employees and leads to break areas and places for meeting and movement.
The programme of the roofscape is diverse. Areas for climate compensation and the promotion of ecological concerns can be found as well as areas for sports, gardening, and simple recreation based on movement. Exhibitions by BMW as part of a visitor’s path or seasonal food production for the internal canteen are also conceivable as possible spaces.
With the help of new connections to neighbouring city quarters and links to green spaces in micro and macro locations, the inaccessible island is transformed from an obstacle into a connecting urban building block.
